White Stag Block has infused new life into Portland’s oldest neighborhood and shows respect for the three building’s heritage with historic preservation, reuse and recycling. The 137,000 sq foot project is comprised of historic three structures all over 100 years old. The project is seeking the Leadership in Energy and Environmental Design (LEED) Gold certification. More than 99% of the material removed during construction was recycled. The project harvests rainwater in large tanks and treats the gray-water for the dual flushing toilets, reducing water usage by 86%. Wood windows were reconditioned or replaced with insulated ones and with more insulation and new HVAC system, the building is 30% more energy efficient than industry standards. This project has ignited other substantial projects in this district including the University of Oregon’s Portland Center as the anchor tenant and has brought new activity and a new tone to the neighborhood.
Grand Central Restaurant and Bowling Lounge more information
Grand Central Restaurant and Bowling lounge located at SE 8th and Morrison has recently been reopened after a complete gut and re-build. With the re-build there were materials that were used from the original build. All bar tops, end tables, columns in bowling lanes, mezzanine flooring is reclaimed wood from the previous bowling lanes. All pin setters are from the original operation. Burnside Rocket more information
A new mixed-use building, completed April 2007, and slated for LEED Platinum certification. The four story building includes three offices, two restaurants, and a roof garden. It is fully leased, but spaces are frequently available in TENpod, a creative services co-op on the 3rd floor.

The Fitzgibbon Glass Building has been transformed into a vibrant working community consisting of six 4,300 square foot showroom spaces and 10,000 square feet of work/office spaces. Original exposed post and beam construction, 20 foot high ceilings, expansive glass overhead doors and windows give this building unique character for showroom and workspace uses. An additional second story provides one large space with 360 degree views of the city.

The Triangle Building is a fully-renovated, two-story, heavy timber and brick warehouse, offering large exposed wooden beams, and natural brick, high ceilings, and abundant natural light. The Triangle Building was built in 1900 and named for its shape - it has curved edges hugging an existing rail freight spur.

The Balfour Guthrie Building is historic in nature and progressive in performance. Originally constructed in 1913, the stone structure has hosted a variety of tenants who have configured and used the space in a number of ways. Where once stood a production machine, however, now stands a daylit design station. The Balfour Guthrie Building's most recent tenant, Thomas Hacker Architects, Inc., redesigned the building and balanced objectives for historic preservation and sustainability by including such features as a high-efficiency heating and cooling system, exposed structural elements, and an integrated daylighting strategy among others. The design has renewed the historic integrity of the building while enhancing its performance 24% beyond energy code.
